Most providers survey a property once, install to that specification and leave it in place until the contract ends. We reassess against what is actually happening around the building.
That means local crime patterns, fly-tipping activity, known travelling groups, metal theft trends, and whether the site has started circulating among urban explorers online. Where risk rises we increase cover. Where it falls we take cost out.
The result is a specification that reflects the building's actual exposure rather than a standard package applied everywhere, and in most cases it means the client pays less over the life of the contract rather than more.
Insurers typically treat a commercial property as unoccupied after around thirty days, at which point standard cover may no longer respond to issues such as escape of water. Beyond that point most policies impose specific conditions, commonly including inspections at set intervals, securing the building to a stated standard, and draining down or maintaining heating.
Requirements vary between policies, so we work to the wording your insurer or broker has actually issued rather than to a generic schedule.
